This property is divided into three separate areas: Golf, Ridge and Bay. The units are priced based on view—not area. The Bay has the best ocean views; the Ridge can have some decent ocean views or partial ocean view units. Fairway view or partial ocean view units can be found in both the Ridge and the Golf villas. Many of the units have been upgraded to luxury (they call them “gold”) standards, including new bathrooms, kitchens with granite counters, high-end appliances and new furnishings. From the first set of numbers listed above, the units are consistent in decor, which is very nice.

Golf villas have 186 units, 3 pools, and are older and smaller than Ridge villas, which have 161 units and 2 pools. Bay villas have 141 units and hug the shoreline (or at least some of the units do), and they have 3 pools. Floor plans are variable, but roomy. Some are two-story, and there can be a lot of stairs leading to and from units. All villas have a/c from first set of numbers, washer/dryer in unit and daily maid service. There is a mandatory resort fee of $25 per day, which covers Wi-Fi, self-parking, local calls and some long distance (including the mainland and many foreign countries), room safes, tennis, shuttle service in Kapalua, discounts on golf, access to the Kapalua health spa (with fitness room) and the Ritz-Carlton pool. They also offer some nice services like grocery shopping (for an extra fee).

All the villas are comfortably sized and start at 1,137–1,345 sq. ft. for a 1/2 and 1,774–2,160 sq. ft for a 2/2 unit. Prices ain’t cheap at $259–$449 for a 1/2 and $349–$659 for a 2/2 villa. The second set of numbers is for Sullivan Properties, which has units here without the resort fee, but most have a/c (all at Golf), no daily maid, and many have hi-speed Internet access. Though you don’t get all the privileges listed in the resort fee above, and units may not be “gold” standard, they are clean and well-maintained, and you get much better rates. They start at $175 for the Golf and Ridge for 1/2s and $250 for 2/2s. Bay villas start at $190 for 1/2s and $300 for 2/2s. 7-night minimum.
