34 units, air conditioning, tvs, (no refrigerators or phones). Let's face it, the name Tip Top Motel does not exactly instill confidence. But if you are looking for a clean, simple place to stay, this is the place for you. The rooms are very basic and have not changed in all the years we've visited. They could use some new furnishings. If you stay here, stay in the building that houses the restaurant; the other building may be noisier at night with people sitting outside their rooms. The restaurant downstairs is a great bargain (see review under Dining). Owned by the same family since 1916. Price per room is $65 (which hasn't changed in years either). You may be better off at the Kaua'i Palms for a few more bucks.
